VAL Place
New Residential Development
Dutchtown South Neighborhood

Construction expected to start: Fall 2006
Expected completion: Summer 2008

$180,000* to $220,000* with write-down assistance to income-qualified buyers

The proposed development allows for six three-bedroom and 14 two-bedroom homes, all with two-and-a-half baths.

This is an exciting new development that is designed in a modern style that promotes community. There is nothing exactly like this on the south side and we hope it will be a focus for continued development in the area.

Each of the 20 energy-efficient single-family attached townhouses will have a 22’x40’ footprint and approximately 1,840 square feet of living space.

RIGHT: Rear view shows garage entry and balconies

BOTTOM: In this site drawing, Virginia Avenue runs diagonally, and Alabama Avenue is at the bottom of the sketch

The three-story design has an attached two-car garage and an entry foyer on the first floor. The second floor as the primary living area of the home will have an eat-in kitchen with balcony, living room, dining room, and a half bath.

The third floor has two or three bedrooms with two bathrooms and a convenient laundry room. Two of the bedrooms in each townhome will have a private balcony. The two rear balconies one accessible from the kitchen, the other from a bedroom, will overlook the rear drive. This will help to create an inviting courtyard space with the other homes.

Each townhouse will be offset from its neighbors with a distinct entry to provide privacy for the front and rear balconies, and to allow desireable side windows into each home.
